I've tried searching for information on this but couldn't get my exact answer that I was looking for. If I keep calling the people who run this complex about fixing my AC and they never do would that be legal grounds to get out of my lease with out having to go through lawyers courts and such? I know if they don't fix the heat that would grounds for it but I'm not sure about AC because it's a luxury not a necessity.

honestly man, be a man and go talk to the manager. dont be nice about it, but dont be a dick either. you have to let them know youre not a bitch and that your shit needs to be fixed. sometimes with things like this you gotta drop the dick. good luck.

That never worked the only thing to do is call so much that they get sick of hearing your voice. They just don't care this place has been under 3 or 4 managements in the 3 years I lived here, now they are under a whole new owner. I haven't had to use my AC yet so it's not a problem but it will get hot, my AC got stolen anyway so I need a new one.

Get off your lazy, stoned ass and go to the property management office and fill out a fucking maintenance ticket. Xerox a copy of your lease and highlight the stuff about air-conditioning. Don't leave until you have a guarantee that it will be fixed.. and if they won't give you one, tell them you want your rent reduced and an addendum to the lease stating that the air conditioning is no longer part of the contract and that the rent has been adjusted accordingly.

I never take shit from any landlord. Living in a college town and working for realty offices during the summers really helped me understand the way they work.

Slum lords will go to great lengths to appease their tenants with the cheapest possible solutions to their problems.. most couldn't give a fuck less about their tenants.

Why should they care?
As long as the tenant is willing to pay the rent, they can each roaches for dinner.
Landlords have redefined the term "greed".

Damn straight. If you don't have a big enough pair of balls to assert your rights to your landlord, you don't deserve to have your shit fixed. It's not like they're running around desperately trying to fix everything all the time.

In my experience, you have to take the problem to their office and put it in their face, on paper, and then after that any problems you have will usually be dealt with faster and can usually be arranged by phone. If they think you're going to cause a real problem for them, they'll usually go ahead and fix your shit. A lease works both ways; it's not just a binding contract only for the person renting.

Also - paying on time every month, or ahead of time if possible, really helps your case.

Oil companies are posting record profits yet again. We're being fucked.

Rent isn't too bad. I'm splitting $250/month for a small log cabin in the woods with my girlfriend. I can't complain.

Are there pics of this log cabin?
And how close is it to the nearest metropolis?

I'll take some later. I'm still in the process of moving in.. I just finished repairing some damaged screens on the porch and nailing down some floor transitions between the linoleum and "hardwood floor".

It's actually very small, but big enough for two people to live comfortably.
