property would be the best way to go, especially right now while the housing market is on the rebound
you wouldnt even necessarily need to buy a house, just the land would be a good investment (maybe even better than a property)
If you were to buy a property, I would look into buying several condo's instead of a house. condo's are easier to rent out and often have amenities with them such as fitness centers, pools, and other things like basketball courts depending on the neighborhood.
If you did buy a property it would probably be best to buy 1 property outright instead of buying several and having mortgages to pay.

You could also invest in the financial market in safe stuff like bonds and CD's (certificate of deposit). CD's usually have good return rates but your money is locked up for an agreed upon amount of time and if you take it out early there is a penalty attached. With CD's the longer you are able to lockup the funds, the higher the return rate is.
Right now rates are somewhat low, 2.25 on 5 years. 85k would net you 9,400$ in profit.
It wouldnt make you as much money as investing in property but it is a safe/guaranteed option.

IMO CDs are a bad idea
they hang on to your money for way to long for it to be worth it
5 years from now if you were to invest 10k, the $10,500 you get back will be worth less than the original 10k was in terms of buying power
plus who knows if these financial institutions are gonna tank, the FDIC says they will insure everything but thats complete bullshit. they dont have nearly enough money if even one of the big guys goes down which isnt that unlikely with how fucked up everything is at the moment

1) You agree to how long your money is locked up. You can do as short as a 6 month CD. 2) Banks are not going to tank. 3) The amount he has theoretically to invest is 85k, not 10k. There is a huge difference in the return amounts 4) It is statistically the safest investment option. (this doesnt mean highest yielding)
I am not saying it is the BEST option. There are definitely ways you could make more money, but there is always risk involved. Even with property, you never know what kind of tenants you are going to have. Never know if you would be able to constantly rent it out (it could sit empty several months while you look for a suitable renter which means you are losing money every month).
Property also takes time to appreciate in value and even then it doesnt always. You never know what a neighborhood will be like 10 years down the road. Something that is nice now, could be a shithole in 10 years
If it were my money, I would buy land with a huge chunk of it then put the rest into a CD or Bonds.

ive found pretty decent houses in my area for 25-35k.
i figure if i get two houses @ 60ish grand. 10k renovation. thats 70k
800 a month*2=1600
in two years id have enough for a third. 18 months after that id have enough for a forth.
then im graduated college with 4 houses.
downfalls to this awesome plan?

There isnt much of a downfall in the time being. Given that throughout those four years, the amount of taxes and cost of reconstruction from tenants will net you more than the initial investment. When you decide to sell the property, any profit will depend on market value. If financially stable you can never loose since you decide when its the right to sell. A lot is based on the area and timing.

I'd ride these waves currently in the stock markets. Short-selling, bitches.
But I don't know how to do that, so go invest in 150,000 watts and turn that 85k into $150K in three months.

2 responses here: First of all, for purposes of profit, rentals suck the life out of you; better to buy a property that's in poor condition for the neighborhood its in, renovate, and have it back on the market in 30-60 days (flipping). Renting will make you crazy and poor. Second, unless you have worked in the restaurant/bar industry for YEARS and/or have a degree pertaining to that industry, bars are an awful idea. Go look up the number one business that lottery winners start with their winnings...bars/restaurants. They almost ALL fail because everyone thinks:"Oh we'll buy some booze, sling drinks, and make money!" but take it from someone who's got over a decade in the industry: restaurants take every damn minute of your life to keep afloat.
